DEN HAAG (ANP) - Woningcorporaties waarschuwen dat ze steeds meer tegen hun financiële grenzen aanlopen. "Het financieringsmodel moet tijdig bijgestuurd worden, anders stokt de nieuwbouw", stelt voorzitter Liesbeth Spies van corporatiekoepel Aedes bij de presentatie van jaarcijfers. De voormalige CDA-minister van Binnenlandse Zaken ziet hierin een opdracht voor het nieuwe kabinet.

Volgens de cijfers gaat er meer geld uit dan dat er binnenkomt bij de corporaties. Dit valt volgens Aedes op langere termijn niet vol te houden. Vorig jaar stegen de onderhouds- en verduurzamingskosten van de corporaties met ruim 15 procent naar meer dan 12 miljard euro.

De huren van bewoners zijn echter vrijwel de enige inkomstenbron van corporaties. Vorig jaar was de gemiddelde huur van een corporatiewoning 595 euro per maand. Op iedere woning legden de corporaties maandelijks gemiddeld 48 euro toe. In 2023 ging het nog om 11 euro.

Flinke groei

De corporaties isoleerden bijvoorbeeld woningen en plaatsten zonnepanelen en warmtepompen. "Inmiddels heeft ruim 1 miljoen corporatiewoningen energielabel A of beter. Tegelijkertijd weten we dat er nog werk aan de winkel is", zegt Spies. "De labels E, F en G moeten we versneld aanpakken."

Met 21.761 nieuwe woningen lieten de corporaties volgens Aedes wel een flinke groei in nieuwbouw zien. In 2023 leverden de corporaties nog 17.801 woningen op. Volgens Spies is het belangrijk dat die groei de komende jaren doorzet.

Langjarige zekerheid

Om alle kosten op te vangen zijn de corporaties steeds meer geld gaan lenen. Gerekend per woning ging het vorig jaar om 216 euro per maand, ruim vier keer zoveel als drie jaar eerder.

Spies wil dat het komende kabinet voor langjarige zekerheid zorgt in de corporatiesector. "Begin met het afschaffen van de winstbelasting voor corporaties", suggereert ze.

Zonder structurele oplossingen, waaronder een lagere belastingdruk of financiële bijdragen van de overheid, zou de investeringskracht van de corporaties stagneren. "Dat kan Nederland zich in de huidige wooncrisis niet permitteren", klinkt het bij Aedes.

De Nederlandse nieuwsbedrijven doen een beroep op de informateur om de veiligheid van de informatievoorziening tot urgent thema te maken in de formatiebesprekingen. Niet eerder zijn alle grote nieuwsmedia zo eendrachtig naar buiten getreden met een appèl aan de politiek.
