Terwijl de gemiddelde woningprijs nog steeds stijgt, is het ultratopsegment in de ramsj geraakt. Villa’s boven de 5 miljoen raken hun vanzelfsprekende status kwijt: verkopers moeten fors afprijzen en ontdekken dat er wél een plafond zit aan wat de markt wil betalen.

De Nederlandse woningmarkt draait op volle toeren, maar aan de top knarst het. Uit onderzoek van Het Financieele Dagblad op basis van Kadasterdata blijkt dat het segment boven de 5 miljoen euro stokt: dure villa’s zijn lastig te verkopen en gaan vaak pas weg na stevige kortingen. Verkopers overschatten stelselmatig de waarde van hun huizen, terwijl de beperkte groep kopers kritischer is geworden en de vraagprijzen niet meer klakkeloos slikken.

Het gaat om een dunne, maar zichtbare bovenlaag van de markt: enkele duizenden transacties van miljoenenwoningen tussen 2016 en 2025, die door het FD in kaart zijn gebracht. Waar de gemiddelde koopwoning in 2025 rond de 480.000 tot ruim 500.000 euro kostte, worden huizen in het ultratopsegment juist langer te koop gezet en vaker afgeprijsd. Buitenlandse kopers spelen daarbij nauwelijks een rol: het blijft vooral een binnenlandse markt, zonder speculatieve golf uit Londen, Dubai of New York om de prijzen op te stuwen.

Die combinatie – recordprijzen in de breedte en prijsdruk aan de top – legt een ongemakkelijke waarheid bloot: luxevastgoed blijkt veel minder liquide dan jarenlang is voorgespiegeld. Een villa met zwembad, poolhouse en aanlegsteiger is minder een onmisbare “trofee” geworden, meer een risicovol kapitaalobject dat stil kan vallen als de stemming kantelt. Makelaars vertellen over verkopers die met “dumpprijzen” moeten werken om eindelijk een serieuze bieding los te krijgen

Tegelijkertijd laten Kadaster en NVM zien dat de rest van de markt juist records breekt: nooit eerder werden in één kwartaal zoveel woningen verkocht als in het vierde kwartaal van 2025, bij een gemiddelde prijs van rond de 486.000 tot 502.000 euro. De spanning tussen die twee werkelijkheden is tekenend: onderin en in het midden woedt nog altijd een crisis van schaarste en betaalbaarheid, bovenin sijpelt voor het eerst de gedachte binnen dat een huis ook kan tegenvallen als belegging.

There are twice as many teams from Caf at this World Cup than in 2022, but their results so far have been hit and miss

On Monday evening local time at New York New Jersey Stadium, Senegal will face Norway in a game that is not only crucial in terms of who qualifies from Group I, but will go a long way in determining how African performance at this World Cup is viewed. This is not entirely fair – nobody can seriously doubt that Senegal are an extremely adept side, and it may be that the court of arbitration for sport decides that they are indeed the reigning African champions – but there is a sense that Africa could do with a big performance.

No region benefited as much from the expansion of the World Cup as Africa. In Qatar in 2022, five of the 32 slots (16% of the field) went to the Confederation of African Football (Caf). Of the 48 slots this time around, nine went automatically to Caf, and they secured a 10th when DR Congo beat Jamaica in an interconfederational playoff in March. Caf had lobbied for years for more representation, arguing it was unfair that it had only five slots for its 54 members, while Conmebol, the South American confederation, had four plus a playoff for 10 members (21% of the field). The response was that Conmebol sides had won the World Cup nine times, while Caf sides had only made the quarter-finals on three occasions. By the end of the last World Cup, Conmebol were up to 10 victories and Caf had its first semi-finalist.

Shortly before 9.30am, Downing Street staffers and a handful of cabinet ministers assembled to say goodbye. The Unhappy Few. The last remaining loyalists. David Lammy, Darren Jones, Richard Hermer and Douglas Alexander. No sign of Rachel Reeves. Maybe she had headed up to Manchester the night before so she could come back down with Andy Burnham on Monday morning. “What are the chances of meeting like this?”
